How we build comparable neighbourhood data

Every field is mapped to the same city → district → neighbourhood hierarchy so you can compare Istanbul Kadıköy with Ankara Çankaya — or any mahalle with its city average — without reformatting spreadsheets.

Sources

  • Demographics — public statistics from TÜİK and related official releases, refreshed annually where applicable.
  • Transaction volumes — official land registry releases from 2010 onward, including mortgaged vs outright splits where published.
  • Listing prices — continuous indexing of public Turkish listing platforms; outliers and duplicates removed before averaging.
  • Local economy — modelled from public surveys blended with regional macro indicators.

Normalisation

We do not ship raw vendor tables. Fields are aligned to il / ilçe / mahalle keys, with consistent definitions across regions (e.g. the same SES bracket scheme, the same expense categories, the same property-type splits).

Refresh cadence

  • Demographic structure — typically annual.
  • Market and listing-derived fields — typically monthly.
  • Custom client exports — scheduled to your pipeline after verification.

What the public site shows vs. what clients receive

This website describes coverage and methodology. Neighbourhood-level values, bulk files, API responses, and live report generation are available only after we verify your organisation. Sample PDFs on /reports are static examples of report layout — not a public data feed.
